Much is already known about how using building information modelling (BIM) can be instrumental in delivering high-quality projects ahead of schedule and under budget. The problem with outdated facilities management

A major issue for facilities management stems from discrepancies that arise from inefficient data management practices.
"Historically, once construction teams handed off a new building to the facilities manager, they provided extensive paper documentation," Ms. Zhao notes.

"Significant effort was required to identify useful data and also to manually enter it into their facilities management system."
This has been an issue, as most companies have in-house facilities management systems, or they still use MicrosoftExcel spreadsheets to assess their data. These systems are not the most efficient at capturing potentially useful facility data.

Ms. Zhao notes that this results in the need to use different tools for the same data, which leads to potential discrepancies where the information doesn't match. With BIM, however, generating and maintaining this data becomes much more streamlined. As such, it is gaining in prominence.

"It is really changing now, Singapore markets are really looking to the BIM integration into facilities management," Ms. Zhao says.

Linking BIM and facilities management in the Asia Pacific region

Back in 2015, the Singaporean government mandated that any project over 5,000 square metres be submitted for approval in a BIM model. As a result, BIM has really taken off in the country. While the mandate did not include any requirements on BIM in regards to facilities management, that is becoming an increasingly popular strategy.

Redstack have been able to take this accelerated learning from the Singapore market and apply it on major projects throughout the Asia Pacific region.

One of the immediate benefits is that rote transposition of data from one system to another is all but eliminated.

"With this integration, managers can streamline the process by providing a standardised framework to move data from one system - the BIM format software - to facilities management software, removing the need for manual input," Ms. Zhao says.

"We can push the BIM data to facilities management systems like the Archibus centralised database without delay. So we don't duplicate the efforts of data entry, translation, or moving the data from one system to another."

Ms. Zhao adds that this helps prevent the data loss that could occur during the initial handover of documentation from construction to facilities management teams.

How does BIM support facilities management?

A wealth of data can be incorporated into a BIM model and integrated into facilities management software, like Archibus. This includes:

  • The amount of space.
  • Room names, numbers, types and categories.
  • Division and department information.
  • Equipment and manufacturing information.
  • Other key descriptors.

With all this data in one centralised system, managers can access it anytime, anywhere. They are even able to view the geometric BIM model from the same application. This has a wide range of carry-over benefits.

This will help reduce their overall cost expenditures, improving a set lifecycle and also optimising their service levels."
